From empty plot to keys: the steps of building a home

Building a home feels less overwhelming once you can see the stages. This is the usual order of work. Details vary by city, local authority and the type of building, so treat it as a map rather than a rulebook.

Before any design

• Check the land. Confirm ownership documents, boundaries and any restrictions with a qualified professional. Problems here are the most expensive to find late.
• Test the soil. A soil investigation guides the foundation type and prevents surprises during excavation.
• Write down what you need. Number of bedrooms, future growth, parking, budget and the date you hope to move in.

Design and approvals

• Architectural and structural design. Plans, elevations and structural drawings prepared by qualified people.
• Approvals. Building plans generally need sanction from the local authority before construction begins. Requirements differ by place, so confirm locally.
• BOQ and agreement. Fix the scope, specification, price, payment stages and timeline in writing.

Construction

1. Site preparation and excavation. Clearing, marking out and digging to the foundation depth.
2. Foundation and plinth. The base of the building, including damp-proofing.
3. Structure. Columns, beams and slabs, floor by floor, with curing time between pours.
4. Masonry. Walls and openings.
5. Services. Electrical conduits, plumbing and drainage are laid in the walls and floors before plastering.
6. Plaster, waterproofing and flooring. The surfaces begin to look like rooms.
7. Doors, windows and fittings. Carpentry, glazing, sanitary and electrical fittings.
8. Paint and final finishing. Then a careful snagging check for small defects.

Handover

• Completion documents and the connections your home needs, such as electricity and water.
• A walkthrough with you, and the handing over of keys.
• Clarity on who to call if something needs attention later.

Interiors can run alongside the last stages or follow them. Planning them early, with the same team, avoids breaking finished walls and floors later.
